3435 Main is the first multi-story residential building in the region that utilizes pre-manufactured modular construction.  Located along the expanding streetcar system and within walking distance of 10 bus stops, these market rate apartments are designed for students and young professionals from nearby universities and teaching hospitals.  The 80 apartment units were comprised of 68 prefabricated modules that were manufactured and fully finished off site, shipped 250 miles, and craned one-by-one onto the concrete podium.  The undulating façade is an expression of the modular system, created by shifting individual modular units in and out along the long, north and south facades.  Composite aluminum panels clad the façade in five shades of gray that are aligned with the shifting modules, resulting in an illusion of motion.  The lobby is fully glazed at the primary corner of the building.  A sculptural stair cantilevered from the elevator core leads the residents to the units above with each tread/riser/guardrail folded from a single sheet of plate steel.

The design and construction of a contemporary mixed-use building using modular prefabricated construction systems typically reserved for utilitarian projects required intensive collaboration between architect, contractor, and the prefab manufacturer. The result is a first of its kind mixed-use building with a tighter building envelope, better energy performance and acoustical separations, and a shorter construction schedule; a dynamic addition to a vital midtown corridor.
